If defects are identified prior to exchange, the buyer's solicitor would generally liaise with the vendor's solicitor to negotiate either rectification works or an allowance in the agreed price.
In the Sydney market there is not always room to negotiate, depending on the nature of the defect and the level of competition for the property.
If the issue appears likely to become a significant post-settlement cost, I may advise my clients to walk away.
