How to Be a Good Buyers Agent Client

A slightly tongue-in-cheek guide from a Sydney Buyers Agent who spends her weekends inspecting homes, taking videos and talking to agents so you don't have to. I also clock up the miles in my Mini in search of the right properties.

Engaging a Buyers Agent in Sydney should make your new home journey easier, more strategic and far less stressful.

Whether you're buying in the Inner West, Lower North Shore or elsewhere across Sydney, a good Buyers Agent helps you:

  • save time
  • avoid costly mistakes
  • access off-market opportunities
  • negotiate confidently
  • and ultimately buy the right property at the right price

But here's something most people don't talk about: the best results happen when the relationship works both ways.

The clients who tend to buy well are usually the ones who communicate clearly, trust the process and are ready to move when the right property appears.

So, in the spirit of honesty — and slightly tongue in cheek — here's my guide on how to be a good Buyers Agent client.

1. Be Honest About Your Budget

A big one!

One of the most common challenges for any Buyers Agent in Sydney is clients giving a budget that is significantly lower than what they can realistically spend.

I understand why people do it. Sydney property prices are intimidating. Nobody wants to overpay.

But if your true upper limit is $2.2m and you tell me your budget is $1.9m, we can spend weeks inspecting properties that were never realistically going to secure the type of home you want.

Meanwhile, the homes that genuinely suit your brief may be dismissed too early because I believe they're out of reach.

The Sydney property market moves quickly, particularly in tightly held suburbs across the Inner West and Lower North Shore. Good homes don't sit around waiting while buyers "test the waters".

You don't need to spend your maximum budget. In fact, sometimes I'll advise against it. But I do need an accurate understanding of your genuine financial position and flexibility so I can guide you strategically.

A good Buyers Agent isn't there to push you higher unnecessarily. We're there to help you understand value, competition and realistic expectations within the Sydney market.

2. Give Feedback. Lots of It. Communication is key.

If I inspect properties on your behalf, I'll usually send:

  • videos
  • photos
  • floorplans
  • commentary
  • and my honest thoughts afterwards

Please reply.

Even a quick:

  • "Too dark"
  • "Kitchen feels dated"
  • "Love the street"
  • "Would stretch for this"
  • "Absolutely not"

…is incredibly valuable.

Why?

Because your feedback helps refine the search.

As a Buyers Agent servicing Sydney's Inner West and Lower North Shore, I'm constantly speaking with selling agents, shortlisting homes and assessing whether properties are worth pursuing before they hit the broader market.

Your responses help me:

  • understand your taste more deeply
  • identify patterns in what matters to you
  • communicate with agents confidently
  • gauge urgency
  • know when to pursue off-market opportunities
  • negotiate strategically when the right property appears

Agents also call Buyers Agents after inspection days looking for feedback from buyers. Good communication between me and selling agents means good relationships. But I can't communicate with them if you don't communicate with me. Good relationships lead to good opportunities.

The process works best when communication flows both ways.

If we're negotiating on a property, trying to secure an off-market opportunity or preparing to exchange contracts, I really need clients to be reachable by phone or WhatsApp.

Property negotiations in Sydney can move very quickly. Sometimes agents are juggling multiple buyers and looking for immediate answers on:

  • price
  • conditions
  • settlement terms
  • deposit timing
  • or whether we are ready to proceed

If I can't reach you for hours during a critical negotiation window, opportunities can genuinely be lost.

I completely understand that clients are busy — that's often why they engage my services in the first place — but when we're in the final stages of securing a property, responsiveness becomes incredibly important.

3. Be Ready to Move Quickly

Many people engage a Buyers Agent because they're busy.

They're juggling:

  • demanding jobs
  • children
  • travel
  • elderly parents
  • business commitments
  • or simply don't want to spend every Saturday running through open homes

That's exactly where I help.

The Sydney property doesn't always wait politely until next Thursday though. Sometimes I'll receive a call from an agent about an off-market property before it's launched publicly. Those opportunities can disappear within 24 hours.

In those moments, flexibility matters.

If I message you saying: "I really think you should see this tomorrow morning"

…it's usually because I know the property will attract strong interest.

The buyers who secure the best off-market opportunities in Sydney are often the buyers who can move decisively when the right property appears.

4. You Still Need to Inspect Properties

Yes, as your Sydney Buyers Agent, I will inspect properties before you do. It's my favourite part of my job. I actually enjoy open for inspections.

It's also one of the ways I save clients enormous amounts of time.

But if I genuinely believe a property suits your brief, I will still require you to inspect it yourself before we proceed.

Why?

Because you are the one living there.

I can assess:

  • value
  • layout
  • renovation potential
  • strata issues
  • resale appeal
  • location fundamentals
  • negotiation strategy
  • and whether a property is overpriced

But I can't tell you how a home will to you.

Most of the time I can arrange private inspections around your schedule. But if you simply can't make time to inspect properties at all, particularly as an owner occupier buyer, opportunities may be missed.

Buying a home is still a personal decision.

5. Trust the Advice You're Paying For

One of the hardest parts of buying property today is the amount of noise.

Friends have opinions. Parents have opinions. Facebook groups definitely have opinions.

Meanwhile, the Buyers Agent you engaged — who spends every week inspecting homes across Sydney, tracking comparable sales, speaking with agents and negotiating deals — is quietly sitting there with actual market knowledge.

That doesn't mean you should blindly follow advice without question. You absolutely shouldn't.

But trust matters.

Sometimes I may advise you:

  • not to emotionally overpay
  • to walk away from a property
  • to ignore the price guide
  • to move quickly
  • to compromise on cosmetic details
  • or to buy the "boring" property with better long-term fundamentals

There's strategy behind those conversations.

The best outcomes usually happen when clients trust both the process and the expertise they engaged in the first place.

6. Don't Send Me Every Listing on Realestate.com.au

This one is said with love.

If you're engaging a Buyers Agent in Sydney, part of the reason is because you want somebody filtering the market for you strategically.

Of course, I absolutely want clients sending through properties they genuinely love or want my opinion on.

But if I wake up to 27 listings at 6am ranging from Marrickville to Mosman to Penrith… we may need to revisit the brief.

A good property search is focused.

The clearer the strategy, the faster we usually find the right home.

7.Have Your Lawyer Ready Before You Need Them

This is such an important one in the Sydney property market.

Before you seriously pursue properties, make sure you:

  • have chosen a property lawyer or conveyancer
  • are comfortable with them
  • understand their fees
  • and have formally engaged them

You cannot decide at 1pm on a Friday that you want to bid at auction the next morning and expect an unknown lawyer to urgently review a contract and strata report properly.

It simply doesn't work like that.

Friday afternoons are chaos for property lawyers in Sydney. They're already dealing with urgent exchange requests, cooling-off deadlines and auction reviews from multiple buyers all trying to act at the last minute.

I'm always happy to recommend lawyers I trust and work well with, but they need reasonable time to do their best work for you.

Good legal review is incredibly important. Contracts, strata reports, by-laws, defects, special levies and building issues can all materially affect your purchase decision.

Rushed reviews increase risk for everyone

8.Understand That Legal Reviews Cost Money — and Are Worth It

Some buyers are shocked that every contract review and strata inspection report review comes with legal fees.

But this is one of those areas where trying to save a small amount of money can potentially cost you a very large amount later.

A good property lawyer may identify:

  • special levies
  • building defects
  • water ingress issues
  • problematic by-laws
  • DA concerns
  • easements
  • non-compliant renovations
  • or contract clauses that expose you to unnecessary risk

That's money very well spent.

Particularly in Sydney, where buyers are often making million-dollar decisions under time pressure.

9. Get Your Finance Organised Early

This sounds obvious, but it causes enormous stress when buyers leave finance too late.

If we're at the point of making offers, bidding at auction or negotiating seriously, your finance should already be organised.

That means:

  • pre-approval completed
  • deposit funds ready
  • borrowing capacity understood
  • and your broker or lender responsive

As a Buyers Agent in Sydney, I can absolutely help guide timing and strategy around negotiations. But I can't hold a property while finance is being sorted out at the last minute.

The strongest buyers in the market are organised buyers.

And in competitive Inner West and Lower North Shore markets especially, preparation matters enormously.

10. Understand That Buyers Agents Are Humans Too

Buyers Agents are constantly juggling:

  • inspections
  • negotiations
  • research
  • auctions
  • contracts
  • driving across Sydney
  • agent relationships
  • client calls
  • and approximately 47 coffees

A good Buyers Agent genuinely cares about achieving the right outcome for clients. I certainly do.

But we also work best with clients who are respectful, responsive and collaborative.

The process should feel like teamwork.
